Average asking prices on Link Road and in Eksar village reached ₹24,800 per square foot in June, up from ₹19,200 two years earlier, according to registration data filed with the Maharashtra Real Estate Regulatory Authority. One-bedroom units in the new corridor-adjacent towers are listed from ₹1.05 crore, while three-bedroom apartments on Gorai Road start at ₹2.8 crore, figures that remain 18 percent below comparable stock in Andheri West.
Investors are focusing on the area’s rental yield, which averaged 3.9 percent last quarter, driven by IT professionals relocating from south Mumbai after the metro’s final phase opened to Andheri in late 2025.
