Borivali Property Prices Jump 7.4% as Rates Hit Rs 19,120 Per Sq Ft
Second-quarter figures released this week show average rates per square foot climbing from Rs 17,800 in April-June 2025 to Rs 19,120 now.
How we reported this
Borivali property values posted a 7.4 percent rise in the second quarter of 2026 when measured against the same three months last year.
The increase arrives as homebuyers in Mumbai’s northern suburbs weigh higher interest rates against limited inventory on the Western line. Developers report quicker sales in projects that cleared last year’s regulatory backlog, while older stock lingers on the market for longer.
Transactions along the stretch between Borivali Railway Station and the Western Express Highway accounted for 62 percent of the quarter’s registered deals. Further north, plots near Gorai Creek also moved faster after the Brihanmumbai Municipal Corporation widened access roads last October.
Local transaction patterns
One 1,050-square-foot flat in the Rustomjee Regency complex on Eksar Road changed hands at Rs 2.05 crore in May, up 9 percent from a comparable unit sold in June 2025. Brokers at the Borivali chapter of the Maharashtra Chamber of Housing Industry noted that end-users, rather than investors, drove most of these purchases. The same pattern appeared in the 2022-built towers of the Godrej Nest project near the Sanjay Gandhi National Park entrance, where 14 units closed between April and June at an average Rs 18,950 per square foot.
Citywide data from the Maharashtra Real Estate Regulatory Authority shows Borivali’s absorption rate reached 78 percent in the quarter, compared with 71 percent in the corresponding period of 2025. Average days on market fell from 47 to 39 across listings above Rs 1.5 crore.
Outlook for buyers and sellers
Agents advise owners planning to list before Diwali to price within 3 percent of recent comparables to avoid extended holding periods. Prospective buyers should check the latest carpet-area measurements on the MahaRERA portal before making offers, as several projects in Borivali East adjusted their registered areas after the June 2025 audit. Those timelines remain unchanged through the third quarter.
