Thane Municipal Corporation Approves 2026-27 Budget with Property Tax Adjustments and Waste Fee Revisions
The votes raise annual costs for households and businesses in central wards while directing new revenue to road repairs and collection services in eastern suburbs.

At its July 7 meeting the Thane Municipal Corporation council passed the 2026-27 civic budget, which includes a 6 percent rise in residential property tax rates and a 12 percent increase in commercial rates along with higher solid waste collection fees. The measures affect owners and tenants in Naupada, Teen Hath Naka and Wagle Estate while directing funds to projects in the eastern wards of Balkum and Majiwada.
Property Tax and Fee Adjustments
The tax changes follow the release of the corporation’s assessment report that recorded a 9 percent growth in built-up area across Thane since 2023. Commercial properties above 500 square metres will see the largest bill increases, while residential flats under 800 square feet receive a partial rebate for the first year. Waste fees rise by Rs 25 per household per month and Rs 150 per commercial establishment, with collections expected to begin on August 1.
Residents in Naupada who own shops report that the combined tax and fee hike will add roughly Rs 4,800 to yearly outgoings. In contrast, households in Balkum stand to receive weekly door-to-door collection that previously operated only twice a week. The budget document lists an allocation of Rs 92 crore for new collection vehicles and transfer stations serving the eastern suburbs.
Allocation of New Revenue
The TMC budget papers show total projected revenue of Rs 3,850 crore, of which Rs 310 crore will come from the revised property taxes and fees. Of that amount Rs 145 crore is earmarked for resurfacing 47 kilometres of internal roads in Majiwada and Manpada, while Rs 78 crore will cover maintenance of 12 existing parks and the addition of two new playgrounds in Vartak Nagar. Remaining funds support staff salaries and existing debt servicing.
Implementation begins with demand notices issued in the last week of July. Property owners who pay before September 30 receive a 5 percent rebate, according to the corporation’s revenue department circular. The civic administration has stated that quarterly progress reports on road and waste projects will be published on the TMC website starting in October 2026.
