Maharashtra Raises Thane Property Valuations Starting 2027-28 Financial Year

The measure requires all municipal bodies, including the Thane Municipal Corporation, to adopt a uniform system for revaluing residential and commercial properties. State budget documents released in March 2026 directed municipal corporations to align their tax records with revised valuation methods. The change follows earlier directives from the state finance department that called for updated land records to close gaps in revenue collection across urban areas.
Changes to household payments
Thane residents in wards such as Vartak Nagar and Naupada will receive notices detailing the new valuations before March 2027. The legislation states that taxes will be calculated on the revised base from the start of the next fiscal year. Renters may see adjustments passed through by landlords once the new rates take effect.
Local advocates note that properties near the Eastern Express Highway could face larger shifts because the new formula incorporates recent infrastructure additions. The bill requires each corporation to publish the valuation list on its website at least 90 days before the first revised bills are issued.
Rollout schedule ahead
The Thane Municipal Corporation must complete staff training on the new software system by October 2026, according to the implementation guidelines attached to the legislation. Appeals against individual valuations can be filed from January 2027 onward, with decisions expected within 60 days under the rules set by the state urban development department.
Policy analysts say the first visible change for most households will appear when property tax payment notices arrive in April 2027. The government projects that the revised system will be fully operational across all covered corporations by the end of that calendar year.
