Borivali Property Tax Assessments Align With Eight Wards Using New Rates
Borivali residents will receive property tax notices calculated on updated ready reckoner rates from October 2026, matching the method already applied in Andheri, Bandra and five additional wards.
How we reported this

The Brihanmumbai Municipal Corporation council voted 127-38 on 7 July 2026 to adopt a revised property tax valuation formula that uses current state government ready reckoner rates for all residential and commercial properties in the Borivali ward.
The change follows the state finance department circular issued in March 2026 that directed all municipal corporations to standardise tax assessments on market-linked values rather than the 2010 base year still used in some suburbs. Policy analysts say the move addresses a documented gap where Borivali properties were assessed 18 to 22 percent below those in adjacent wards.
Impact on household costs and local services
For a typical 650-square-foot two-bedroom flat in Borivali East, the new calculation projects an annual tax increase of between 1,800 and 2,400 rupees, according to the BMC revenue department's sample assessment released with the council agenda. Residents in Borivali West who own ground-floor commercial shops will see their bills rise by an average of 6,500 rupees per year under the same formula already applied in Andheri.
The additional revenue is earmarked in the BMC 2026-27 budget paper for ward-level road resurfacing and stormwater drain desilting contracts. The document lists 47 crore rupees allocated specifically for Borivali infrastructure works funded through the property tax head.
Next steps and implementation timeline
Property owners can file objections to provisional assessments between 15 August and 15 September 2026 at the Borivali ward office on S.V. Road. Final notices will be issued from 1 October, with the first quarterly payments due by 31 October 2026. The legislation requires the BMC to publish ward-wise collection figures every quarter starting January 2027.
